2013 VA Loan Limits Released

    The Department of Veterans Affairs (VA) has announced the 2013 VA loan limits by county and most counties remained at the $417,000 VA loan limit or did not change.  This is mainly due to little change in recent house pricing reports and since the 2012 VA loan limits were adjusted to more generous calculations after legislative changes went into effect in August.  Typically VA loan limits are only published once a year.

    In general, many high cost counties such as California and New York saw small decreases in the loan limits.  Counties in Utah and Virginia are up and some counties in Idaho, Massachusetts, Rhode Island and Virginia fell to the $417,000 base VA loan limit.  See below for the counties that increased, decreased and the ones that are now on the list and off.  See here for a list and the limits of all high cost counties above $417,000.

    County loan limits are based off the median price data from the Federal Housing Finance Agency (FHFA).  These limits apply to all VA loans closed Jan. 1, 2013 through Dec. 31, 2013.

    • California: Mono

    • Utah: Salt Lake, Summit, Tooele
    • West Virginia: Jefferson

    Counties with Decreased VA Loan Limits

    • California: Alameda, Contra Costa, Los Angeles, Marin, Monterey, Orange, San Benito, San Diego, San Francisco, San Luis Obispo, San Mateo, Santa Barbara, Santa Clara, Sonoma and Ventura
    • Colorado: Eagle, Lake, Routt and Summit
    • Connecticut: Fairfield
    • District of Columbia
    • Hawaii: Honolulu
    • Idaho: Blaine and Teton
    • Massachusetts: Bristol and Dukes
    • Maryland: Anne Arundel, Baltimore, Baltimore City, Carroll, Harford and Howard
    • New Jersey: Bergen, Essex, Hudson, Hunterdon, Middlesex, Monmouth, Morris, Ocean, Passaic, Somerset, Sussex and Union
